1. Scope

A supplement is an additional request or documentation related to an estimate and based on omitted line items, observed conditions, or additional information. The client shall state the exact service requested: identifying differences, technical drafting, quantity updates, document preparation, support, or a new carrier comparison.

2. Evidence and documentation

Justifications may depend on photographs, measurements, third-party reports, applicable building codes, reports, and project documentation. Including an item must be supported by facts; nonexistent damage or deliberately duplicated line items will not be included.

3. Revision limits

Corrections to the original supplement follow the contracted scope and terms. New damage, new areas, material changes, and extensive reworking of the supplement may be quoted separately. Complimentary revisions from a prior estimate do not automatically cover a new supplement.

4. Fees and authorization

When preparation or updating of the supplement is not included in the quote, LBS will state scope and price before performing the work. Unapproved work will not be charged.

5. No approval guarantees

The insurer is responsible for its own determinations. LBS cannot guarantee acceptance of line items, recovery amounts, response times, or claim payment.

6. Regulated activities

Communications and actions must comply with applicable state licenses and rules. LBS does not hold itself out as a public adjuster, attorney, or inspector when it is not authorized to perform those functions.
