Estimate preparation and three included revisions
LBS prepares or reviews repair and reconstruction estimates using, as contracted, Xactimate, Symbility/CoreLogic, or other tools. Each service is limited to the property, areas, losses, and documentation identified in the engagement. Having an estimate does not mean LBS physically inspected the property.

1. Contracted service
2. Delivery and starting point
The date of the first verifiable estimate delivery is the reference for the revision period. Included formats will be detailed in the quote. Native files, conversions, and exports not initially offered may be separate services.
3. Three complimentary revisions
Each new estimate includes three minor revisions at no charge during the six months after first delivery. These are three opportunities to adjust the same original scope, not three new projects. Unused revisions expire after six months and do not transfer to another property.
4. What counts as a minor revision
Examples include: correcting a quantity within the initial scope based on a reasonable clarification; adjusting the description of an item already contemplated; a brief clarification of a note; correcting a duplicated line item. Classification depends on the actual work required and the information available. Including an adjustment does not promise carrier approval.
5. What constitutes new work
The following will be quoted separately: new rooms or elevations, additional damage, redoing the complete sketch, rebuilding an estimate from another format, significant scope changes, new technical assessments, a new supplement, or extensive negotiation/documentation not included. Even if it is the client’s first request, a new scope does not become a complimentary revision.
6. From the fourth revision onward
After the three complimentary revisions are used, the fourth minor request and each later minor request have a base fee of $50 per request. If a request involves work beyond a minor revision, an individual quote will be offered before it is performed. This is not $50 for any amount of work.
7. After six months
Any new request is subject to evaluation and quoting, even if the client did not use the three included revisions. The cost may exceed $50 when current pricing review, information updates, file reconstruction, or extensive documentation reevaluation is needed.
8. Correction of LBS errors
A provable error directly attributable to LBS will be corrected at no charge, even if the three revisions were used; these corrections do not consume commercial revisions. If the change arises from new documents, new conditions, or later client instructions, it will be evaluated as a new request.
9. How a request is counted
The client shall send a consolidated list of specific changes. LBS may close a revision when it has delivered the updated version for that round of feedback. New instructions submitted after that delivery may count as another revision. The record will include dates, changes received, and the version sent.
10. Relationship with insurers
LBS provides documentation and estimating support under the agreement. It does not guarantee insurer approval, payment, or acceptance of line items, and it does not perform work that requires a professional license without holding that license or without authorized coordination.
11. Prior clients
Previously promised terms — including unlimited revisions — must be evaluated individually. This policy does not automatically change existing agreements; any contractual change requires the applicable process.
12. Examples
- The client receives the estimate and, three weeks later, sends two minor corrections together. If they arrive in one message, they count as one of the three included revisions.
- The client has already used the three revisions and asks to fix a short description on the same estimate. LBS states the $50 base fee and starts only after the client accepts.
- The client asks to add a new floor of the house. Even if complimentary revisions remain, that is new scope and is quoted separately.
- A calculation error made by LBS is found. The fix is not billed and does not use a revision.
- The client returns 18 months after the first delivery. The request is treated as reopening an old file and is quoted, after checking any earlier terms.
